NJ Inventories

NJ inventories provide independent Inventories to the letting industry, private landlords and tenants.  We employ inventory clerks who are trained to APIP and AIIC accredited level and follow the regulatory practices. NJ Inventories comprehensive range of services and bespoke case management and mobile I.T. application have been created by industry experts to make the process of leasing as seamless as possible for all parties involved.

Our Inventories provide a detailed written report of the contents and condition of a property. Each report, which is completed prior to the commencement of a tenancy, will contain the following information:

  • Details of  fixtures and fittings
  • Report on cleanliness of property
  • Report on any damage to property
  • Report on any maintenance to be carried out
  • Take utility readings
  • Full photographic evidence as well as text
  • Signed declaration by clerk

The inventory will be issued to all parties to the tenancy, landlord, tenant and where applicable, the management company. Once signed by both parties, will be a legal contract between tenant and landlord or their management company. The inventory is created in order to have the following function:

  • Protect all parties
  • Ensure that tenants only pay for any damage they have caused
  • Reduce the chance of disputes over condition at the end of a tenancy
  • Encourage “good housekeeping” by tenants
  • Enables property management companies to remain in a neutral position in the event of a dispute

In addition to simply compiling the inventory, our clerks will also meet any new tenant at the commencement of the tenancy and carry out the following functions:

  • Inspect every room with the tenant
  • Cross reference each item on the inventory with the tenant
  • Note any comments or changes on the inventory
  • Take utility readings
  • Note whether the telephone is connected
  • Have tenant sign for keys, and details taken of keys provided
  • Declaration signed by tenant, confirming they are content with inventory
  • Guidance provided to tenant on what they may be charged for at end of lease
  • Report provided to all parties

At the end of the tenancy, our clerks will carry out the following function:

  • Inspect every room with the tenant
  • Cross reference each item on the inventory
  • Note any comments of changes to the inventory
  • Take utility readings
  • Check the keys which are handed back
  • Report any damages
  • Report items to be replaced or paid for
  • Report on general condition
  • Report on cleanliness
  • Advise tenant what they may be charged for
  • Note any “fair wear and tear”
  • Declaration signed by tenant, confirming they agree with changes
  • Report provided to all parties
